D.A. Development Group has told YIMBY of plans for a new residential building at 2101 21st Street, in Ditmars Steinway, Queens. The site is 12 blocks away from the Ditmars Boulevard subway station, serviced by the N and W trains. D.A. Development Group and the JBL Development Group will be developing the project as a joint venture.
The structure will yield an estimated 37,500 square feet, with 29,500 square feet dedicated to residential use, and 8,000 square feet for commercial-retail space. The project will include condominiums that will cater to the “affordable luxury market.”
Parking, storage, and children’s playrooms will all be included. Each tenant will have washers and dryers in-unit, as well as high-end appliances. Several units will have attached private balconies. A communal rooftop recreational space will crown the project, which will allow views of the New York skyline.
C3D is the architect of record and will be handling interior design as well. A clean, minimalist building is expected, though renderings have not yet been publicized.
Demolition permits have not been filed, and groundbreaking is expected in six to eight months.
