The Naftali Group Files for Peter Pennoyer-Designed Condos at 1045 Madison Avenue on the Upper East Side

The blocks of Madison Avenue on the Upper East Side very rarely see new developments, but today, YIMBY has the scoop for new building applications filed at 1045 Madison Avenue, on the east side of the street between East 79th and East 80th Streets. There, the talented Peter Pennoyer will be designing a new 18-story condominium project for The Naftali Group.

1045 Madison Avenue will span 63,025 square feet in total, rising 210 feet to its rooftop. Within, there will only be 16 residential units, taking up 59,032 square feet, and translating into extremely spacious condominiums averaging almost 3,700 square feet apiece. Most will be full-floor.

There will also be 3,993 square feet of commercial-retail space on the ground floor.

Michael Witek of the Naftali Group is listed as the developer’s filing representative. Demolition permits have not yet been pulled, and the assemblage comprises four buildings in total, so a fair bit of prep work remains before construction can begin.

  3. NFA, where were you when the first and second floor facades of your charming buildings were modified beyond recognition? Look at Pennoyer’s work. You’ll realize you are commenting on the wrong article. Go fight a real battle against the soulless glass towers .

    As a teenager, I lived at 82nd and Madison, remember this low-rise block (the highrise on the left was not yet there) and the small, interesting shops.
