Marvel Architects and Forman Group will again present proposals to New York City’s Landmark Preservation Commission in an effort to redevelop an existing two-story building for office and retail use at 29 Jay Street in Brooklyn. Located in the DUMBO Historic District, completion of “The Forman Building” would require zoning amendments to allow for a higher than approved street wall, mixed-use designation, and facade design.
The project team is scheduled to present revised proposals on Tuesday, September 25th.
Building height and elevations appear to match initial proposals for an 11-story, 150-foot-tall structure with frontage on Plymouth and Jay Streets. The street-facing portions of the building’s enclosure feature an angular, pre-cast concrete facade, fir green steel canopies and storefront window mullions, with floor-to-ceiling aluminum-framed windows beginning on the second level. Portions of the building without street frontage express a more traditional, flat-faced exterior.

Developers also intend to update sidewalk and street pavement at the intersection of Plymouth and Jay Streets where unused rail tracks currently exist. Rails on sidewalk will be replaced with new pavers for ADA compliance. All other tracks near the intersection will be removed, cleaned, and sorted to either be reset or permanently dismantled depending on the quality of the rail segments. Pedestrian sidewalks would be replaced with new granite materials.
