Permits have been filed for a 19-story residential building at 1580 Story Avenue in Soundview, The Bronx. Located between Morrison Street and the Bronx River Parkway, the lot is three blocks south of the Morrison Avenue-Soundview subway station, serviced by the 6 train. Joel Braver of Boynton Properties LLC is listed as the owner behind the applications.

The proposed 197-foot-tall development will yield 1,358,186 square feet designated for residential space. The building will have 562 residences, most likely condos based on the average unit scope of 2,416 square feet. The masonry-based structure will also have a cellar and 317 enclosed parking spaces.

Mitchell Newman of Newman Design Architects is listed as the architect of record.

Demolition permits for the parking lot have not been filed as of yet. An estimated completion date has not been announced.

  2. 562 residences with 317 parking spaces and is being built on a parking lot. Where is the logic?

    • Zoning. Traditional R6. Due to the Bruckner this area was omitted from the city’s newer regulations regarding optional parking for buildings with affordable housing.

    Hello, where can I obtain applications for the residential bldgs.

    • Look up 1520 and 1530 Story Ave which are wrapping up now just down the block. It will be at least 2-3 years before this one is complete.

If I knew this about 7 years ago I would not had invested my money in the coop at Lafayette Morrison HDFC $195,000.00 lots of money to pay for a place that’s dirty bad maintenance, dirty hallways, smell of marijuana in the stairwells, hallways broken elevators, at times shower water comes out dirty brown and paying $ 105.00 per month parking spot where there are times you come from work and some random vehicle is blocking you from parking in your spot and now to top it of this project of building this 19 floors building which will be blocking the only view I have for relaxation, wow what can I do but to sell and move on, before you buy find out the facts don’t get surprised or taken by your money, invest smart so you don’t have any regrets.

    • Surprised to hear this. The grounds look well kept and the building I have been inside multiple times looked good. Don’t know about the parking situation but there’s definitely an abundance due to the fact this development has massive lots.

  5. It’s Morrison ave and Bronxriver ave!

    • Between Boynton Ave and Morrison Ave.

      The last two buildings just west are wrapping up and look really good so this should turn out nice. Should also be a two building development.

      This is great infill for these parking lots. Lots of opportunities for this on other parking lots at similar developments across Soundview.

  6. Taking away the quality of life for others is not better for the community or those looking for affordable housing. The BX#5 is the only bus that runs on Story Avenue which is always over crowded and delayed. With two other building about to open 1520 and 1530 Story Avenue the community will suffer. The MTA is planning to eliminate the bus stops at Colgate, Elder and Boynton Avenue which is already a hardship. You may only see the outside appearance but the community is the heart. Once the compassion is gone the people who thought they would thrive will not survive.
