Foundations Underway at 76 Eighth Avenue in Chelsea

Foundations for Gene Kaufman Architect‘s ten-story commercial office building at 76 Eighth Avenue are taking shape. Developed by Sang Lee, Noviprop, and Plus Development, the 35,000-square-foot, 120-foot-tall structure is located at the intersection of Eighth Avenue and West 14th Street on the border of the Meatpacking District and West Village neighborhoods.

Half of the southern foundation wall has yet to be formed. A lone excavator sits along the sidewalk and will be used to finish unearthing the western end of the site. Based on the pace of progress, the project will likely reach street level by spring.

The development will contain 30,000 square feet of office space spread over nine floors, as well as ground-floor retail. The main entrance will be positioned on the northern elevation facing West 14th Street under a metal and glass canopy. The superstructure will surpass the roof parapet of the adjacent One Jackson Square, aka 122 Greenwich Avenue, whose wavy, flowing curtain wall will contrast with 76 Eighth Avenue’s rigid structural form.

Renderings show the building composed of dark-colored I-beams framing floor-to-ceiling windows and diagonal cross bracing on the eastern elevation. A 12-foot-deep setback on the sixth floor will be topped with a landscaped terrace for tenants. A secondary terrace space with a communal garden and outdoor workspace will be located on the roof. The 14th Street subway station is right outside the building with access to the A, C, E, and L trains.

The anticipated completion date of winter 2020 has been posted on the construction fence, though sometime in early 2021 seems more plausible.

    A surprisingly good design despite the climate changing inefficiency of an all-glass facade. Let’s hope this is a new direction for Kaufman, or at least he promotes the intern who designed it.

    • I’m simple in disbelief, that this beautiful building is from Gene Kaufman!?
      After all these craps, finally one masterpiece, no joke, for him!!! Cheers!!!

    • Maybe he was became sick with all “masterpieces” he created for this City!?
      Maybe someone replaced him at that moment. Gene Kaufman maybe goes to vacation…

  5. Really like how 76 Eighth Ave and 122 Greenwich Ave share the block..at least in the rendering 🙂

  6. Very sad what it does to the beautiful neighbor. I much preferred the beautiful exposed side elevation of 122 Greenwich
