New permits have been filed for a 21-story mixed-use building at 317 Broadway in Tribeca, Manhattan. Located at the intersection of Broadway and Thomas Street, the corner lot is a short walk to the City Hall subway station, served by the R and W trains, and the Chambers Street station, served by the 1, 2, and 3 trains. Shabse Fuchs under the 408 Hawthorn LLC is listed as the owner behind the applications.

The proposed 215-foot-tall development will yield 39,311 square feet, with 38,058 square feet designated for residential space and 1,253 square feet for commercial space. The building will have 50 residences, most likely rentals based on the average unit scope of 761 square feet. The masonry-based structure will also have a cellar and a 39-foot-long rear yard.

Hamish Whitefield Architects P.C. is listed as the architect of record.

Demolition permits were filed this month for the two-story structure on the site. An estimated completion date has not been announced.

    This demolition is a mercy killing. It’s going to be a very slim tower, and I doubt very much that the structure will be made of masonry.
