Permits have been filed for an eight-story mixed-use building at 2535 Frederick Douglass Boulevard in Harlem, Manhattan. Located at the corner of Frederick Douglass Boulevard and West 136th Street, the lot is one block from the 135th Street subway station, serviced by the A, B, and C trains. Saba Vadhat under the Empire Development Fund 3 LLC is listed as the owner behind the applications.
The proposed 102-foot-tall development will yield 61,642 square feet, with 37,663 square feet designated for residential space and 23,979 square feet for commercial space. The building will have 22 residences, most likely condos based on the average unit scope of 1,711 square feet. The steel-based structure will not have any accessory parking.
Debra Kossar of Kossar & Garry Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
