The affordable housing lottery has launched for T Building, a 10-story former hospital that has been converted into a residential building at 82-41 Parsons Boulevard in Jamaica, Queens. Built in 1938, the Triboro Hospital For Tuberculosis was a cutting-edge hospital at the time. Available on NYC Housing Connect are 124 units for residents at 60 to 100 percent of the area median income (AMI), ranging in eligible income from $32,538 to $148,000.

Residential amenities include 24-hour attended front desk, restored library and computer room, community room, media room, restored auditorium community room, outdoor sun terraces, shared laundry room, gymnasium, playground, and parking. Units will have energy-efficient appliances, air conditioning, and some will have private balconies.

At 60 percent of the AMI, there are nine studios with a $885 monthly rent for incomes ranging from $32,538 to $57,300; 29 one-bedrooms with a $1,117 monthly rent for incomes ranging from $40,766 to $64,440; 32 two-bedrooms with a $1,353 monthly rent for incomes ranging from $49,578 to $77,340; and four three-bedrooms with a $1,555 monthly rent for incomes ranging from $57,258 to $88,800.

At 100 percent of the AMI, there are six studios with a $1,266 monthly rent for incomes ranging from $45,600 to $95,500; 20 one-bedrooms with a $1,593 monthly rent for incomes ranging from $57,086 to $107,400; 21 two-bedrooms with a $1,924 monthly rent for incomes ranging from $69,155 to $128,900; and three three-bedrooms with a $2,215 monthly rent for incomes ranging from $79,886 to $148,000.
