Permits have been filed for a 17-story residential building at 3250 Westchester Avenue in Pelham Bay, The Bronx. Located at the intersection of Wilkinson Avenue and Westchester Avenue, the lot is one block from the Pelham Bay Park subway station, serviced by the 6 train. Marcal Group is listed as the owner behind the applications.
The proposed 176-foot-tall development will yield 322,501 square feet designated for residential space. The building will have 187 residences, most likely condos based on the average unit scope of 1,724 square feet. The concrete-based structure will also have 67 open parking spaces and 193 enclosed parking spaces.
Fischer Makooi Architects is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

What does the El matter (opposite end of the block)? Have you been to Brooklyn..??? In any event that is a middle class area. Doubtful it would be affordable housing. Look up the prices of homes in the neighborhood (many are 2 family).
Correct. This is a stable middle class neighborhood and always has been. This isnt like other areas of the Bronx inundated with social service agencies and affordable/section 8 housing.
The state gave me this address to take a state exam.Its the New View testing center LLC at 3025 Westcheter ave suite 126. Can you tell me if its still an active testing center?

Im waiting for someone to complain about the parking.
The parking doesnt really bother me with this one. This is a middle class area and future residents will likely own a car and want a place to store it even if they use public transit on a regular basis. The fact it says some of the parking will be in the open is a clue that they are probably planning on a future phase on the lot to the north – hopefully even taller.
Probably won’t be too tall. The people over in Country Club and even in Schylerville will say it will spoil their view – lol. But yes you are correct – people in that area tend to own cars even if the train is right there. Plus that is further reasons why it is probably a condo. A parking space is a selling point. A regular apartment right in front of a train station would want to maximize the amount of rentals.
