Permits have been filed for an eight-story residential building at 2385 Tiebout Avenue in Fordham, The Bronx. Located between East 184th and East 187th Streets, the lot is near the Fordham Road subway station, serviced by the B and D trains. Artan Prelaj is listed as the owner behind the applications.

The proposed 75-foot-tall development will yield 23,838 square feet designated for residential space. The building will have 38 residences, most likely rentals based on the average unit scope of 627 square feet. The concrete-based structure will also have a cellar, a 68-foot-long rear yard, and 11 open parking spaces.

Fred Geremia Architects & Planners is listed as the architect of record.

Demolition permits were filed in July 2021. An estimated completion date has not been announced.

  1. Expect something completely unneccessarily ugly.

Hmm. I clicked on the Fred Geremia Architects link, but Yimby only reports on upcoming projects by them, never the finished product. Maybe that is for the reason you state.

      • Geremia is in the same camp as Badaly, Bricolage, et al. Expect something insensitive to its historic surroundings, probably using jumbo utility brick like a 1980s prison guard tower, bars on the lower windows and a general soul sucking appearance. These hacks ought to be run out of town.

    • LOL is this serious?! You really think this is the place to request an application for something that’s not even yet built? And you put your address with apartment # for everyone to see?

  3. Hurray!
    More People!
    More Density!
More Traffic on our streets, subways and busses, etc.,
    While our fragile infrastructure
    continues to crumble.

    • Buildings!
      More People!
More Density!…. So more taxes can be paid to fund our streets, subways and busses, etc…. so our fragile infrastructure
      can stop crumbling.

Are you working off the “don’t make investments so we have no additional money to make investments” model?

This building will still likely be ugly though. Pour your efforts into asking for better architecture instead of whining about real estate development “burdening” a city that could easily absorb another million just the way it is now.
