Permits have been filed for a 13-story mixed-use building with affordable housing at 1940 Jerome Avenue in Mt. Hope, The Bronx. Located between East 177th Street and East Tremont Avenue, the lot is three blocks north of the 176th Street subway station, serviced by the 4 train. Vaya Development under Jerome Avenue SM Realty LLC is listed as the owner on the applications.

The proposed 135-foot-tall development will yield 77,854 square feet, with 69,706 square feet designated for residential space and 8,148 square feet for ground-floor commercial space. The building will have 114 affordable housing homes, with average unit scope of 611 square feet, for low-income residents. The concrete-based structure will also have a cellar with 57 bicycle parking spaces, a terrace recreation area on the second floor roof, and a 30-foot-long rear yard.

Suzanna Tharian of Stat Architecture is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

  2. Honestly affordable housing is both good and needed..but the ‘car repair ‘row’ photo here is so great..”Bumper House, Flat Fix”, etc. Will be a bit sad to see it go.

    For much of its length, Jerome Ave. was noted for its abundance of auto-related businesses. The elevated #4 train runs on this street and I hope the new residential buildings have good soundproofing.

    Hello,
    I’ve read your posting of the new Jerome Avenue development in the Bronx.
    Sounds very good so far, however, what will be the asking rents for a 1 bedroom apartment,and studios as well.
    I see this is listed as a 100% LOW INCOME DEVELOPMENT 🤔

  5. No park nearby, El above, Cross Bronx Expy two blocks away. Awful site. NYC continues to solidify a Bronx low income ghetto.
