Permits have been filed for a seven-story mixed-use building at 11-36 45th Road in Long Island City, Queens. Located between 11th Street and 21st Street, the lot is one block from the Court Square subway station, serviced by the 7 and G trains. George Jiapeng Xu of Century Development Group is listed as the owner behind the applications.

The proposed 75-foot-tall development will yield 103,481 square feet, with 80,516 square feet designated for residential space and 22,965 square feet for community facility space. The building will have 119 residences, most likely rentals based on the average unit scope of 676 square feet. The concrete-based structure will also have 52 enclosed parking spaces at the cellar level.

Raymond Chan Architect is listed as the architect of record.

Demolition permits were filed this month for a two-story commercial building on the site. An estimated completion date has not been announced.
