Permits have been filed for a seven-story mixed-use building at 1024 Manhattan Avenue in Greenpoint, Brooklyn. Located between Freeman Street and Green Street, the lot is five blocks north of the Greenpoint Avenue subway station, serviced by the G train. Witold Brend under the Marria LLC, Matta LLC, Mettis LLC is listed as the owner behind the applications.
The proposed 75-foot-tall development will yield 28,436 square feet, with 24,666 square feet designated for residential space and 3,770 square feet for commercial space. The building will have 30 residences with nine affordable housing units. Units will most likely be rentals based on the average unit scope of 822 square feet. The concrete-based structure will also have a cellar and a 22-foot-long rear yard.
Kutnicki Bernstein Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Actually ….it’s only 2 very short blocks (not 5) from the India street entrance of the Greenpoint Avenue subway station, and then it’s 2 (longer) blocks east to reach the India Street ferry stop – that runs along the Brooklyn & Queens waterfront and to Manhattan. Several bus lines are at the doorstep (or nearby) as well.
