Exterior work is progressing on 122 Sandford Street, a ten-story residential building in Bedford-Stuyvesant, Brooklyn. Designed by Stephen B. Jacobs Group for Myrtle Owner LLC, the 108-foot-tall structure will span 128,804 square feet and yield 132 rental units with an average scope of 687 square feet. The development will also contain 11,639 square feet of commercial space, a cellar level, and 54 enclosed parking spaces. The property is located at the corner of Sandford Street and Myrtle Avenue.
The reinforced concrete superstructure stands topped out and largely enclosed in its distinctive blue corrugated metal façade and grid of recessed windows with black frames. The primary sections awaiting their cladding are the blank western lot line wall, which is partially covered in yellow insulation boards, and the center of the main southern elevation, where the hoist remains attached. The ground floor also remains obscured behind the sidewalk shed.
The below preliminary rendering from the construction board previewed the building with a façade of white paneling, but otherwise appears faithful to the finished product in terms of its massing and fenestration arrangement. This rendering shows the parking garage entrance positioned toward the western end of the main southern elevation along Myrtle Avenue and the residential entrance at the southeast corner under a pergola-style canopy.
The property was formerly occupied by several derelict low-rise structures and an open-air lot, as seen in the below Google Street View image from before the start of demolition.
A list of residential amenities has not been announced. The nearest subway from the development is the G train at the Myrtle-Willoughby Avenues station to the east along Marcy Avenue.
122 Sandford Street’s original completion date was set for spring 2025, as noted on site. However, sometime toward the end of this year or early 2026 is possible.
