New Permits Have Been Filed for 147-35 95th Avenue in Jamaica, Queens

New permits have been filed for a 24-story mixed-use building at 147-35 95th Avenue in Jamaica, Queens. The L-shaped site spans from 94th to 95th Avenues and borders 148th Street and Sutphin Boulevard, and the lot is near the Sutphin Boulevard-Archer Avenue-JFK Airport subway station, serviced by the E, J, and Z trains. Joel Weiss of Heartfelt Townhouse Build is still listed as the owner behind the applications, which is taller and denser than preposed in previous permits.

The proposed 254-foot-tall development will yield a 29,950-square-foot footprint, with 527,567 square feet designated for residential space and 9,887 square feet for commercial space. The building will have 521 residences, most likely condos based on the average unit scope of 1,012 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 363 enclosed parking spaces.

JFA Architects & Engineers is listed as the engineer of record on the project.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    • So you would prefer NYC become an authoritarian state where developers are forbidden from offering future residents the option of parking space to park their car in a building where they own a condo? Maybe also want a law that would forbid people who don’t work in NYC from living in NYC?

Whoever built this building didn’t care about the people this L-shaped building covers my living room and my bedroom I feel like I’m at Rikers Island prison my apartment feels like I’m living in a dungeon it’s sad when it’s about money and not about people this building could have been built in a way where people would still be able to have their View we are living in a world where nobody cares thank you Mr architect you completed your mission about not caring about people you cared about making money but you didn’t care about people
