The affordable housing lottery has launched for The Paxton, a pair of 43-story mixed-used building at 540 Fulton Street in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the structure yields 327 residential units, as well as 71,844 square feet of commercial space and 22,054 square feet of retail space. Available on NYC Housing Connect are 89 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $50,812 to $215,150.
Amenities include pet-friendly policies, bike storage lockers, shared laundry room, common area Wi-Fi, gym, yoga and dance studio, media room, business center, rooftop terrace, package lockers, and doorman. Residences come with high-speed internet, washers and dryers, air conditioning, energy-efficient appliances, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 80 percent of the AMI, there are five studios with a monthly rent of $1,407 for incomes ranging from $50,812 to $85,440; seven one-bedrooms with a monthly rent of $1,509 for incomes ranging from $54,652 to $96,080; five two-bedrooms with a monthly rent of $1,820 for incomes ranging from $66,172 to $115,280; and one three-bedroom with a monthly rent of $2,096 for incomes ranging from $76,526 to $132,400.
At 130 percent of the AMI, there are 34 studios with a monthly rent of $2,500 for incomes ranging from $85,715 to $138,840; 22 one-bedrooms with a monthly rent of $2,838 for incomes ranging from $97,303 to $156,130; 12 two-bedrooms with a monthly rent of $3,397 for incomes ranging from $116,469 to $187,330; and three three-bedrooms with a monthly rent of $3,600 for incomes ranging from $123,429 to $215,150.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 12, 2023.
