Panepinto Properties has closed on a $193 million construction loan to complete Pathside, a 605-unit rental tower in Jersey City. Located at 499 Summit Avenue in the city’s Journal Square neighborhood, the building is designed by HLW International and will top out at 53 stories or about 566 feet.
Renderings of the building illustrate a five-story podium with a wedge-shaped ground-floor void leading to the residential entry. The roof of the podium will support a large communal terrace, outdoor lounge areas, and planters. The façade incorporates a mix of textured taupe panels, dark gray cladding, and a standard punched window system from podium to pinnacle.
There will also be a small retail component that will occupy nearly 3,200 square feet of the building’s ground floor.
While the full amenity package has not been confirmed, the project plans currently specify 304 bicycle docks, valet parking, and a covered garage for 140 vehicles. Available units will range from studios up to three-bedroom accommodations.
JLL Capital Markets arranged the loan, which was provided by Pacific Life. The building is expected to debut by the second quarter of 2026.
