Construction is steadily unfolding at 29-05 38th Avenue, an upcoming seven-story mixed-use residential building in Dutch Kills, Queens. Designed by Jack Fang of Mei Architects, the ground-up 75-foot tall structure will yield a total of 39,427 square feet. Components include 31,436 square feet designated for residential space split amongst 47 rental units with an average of 668 square feet each, 7,991 square feet for commercial space, a cellar level, and 24 enclosed parking spaces. Jack Fang of FH 2Bro Builder Corp. is listed as the owner and 345 Management Group Inc. is the general contractor for the property, which is alternatively addressed as 37-42 30th Street and is bound by 38th Avenue to the south, 30th Street to the east, and Old Bridge Road to the west.
YIMBY recently spotted a concrete pour with a truck delivering the material over the wraparound sidewalk fencing and being distributed across the northern edge of the foundation slab. A large amount of steel rebar has already been set and tied awaiting to be encased. A majority of the perimeter walls have already been created with only a handful of sections yet to be completed.
The following photos were taken along the eastern side of the lot where the future parking garage ramp will descend from street level. The concrete ramp and surrounding walls are already formed. YIMBY expects the rest of the below-grade structure to progress over the rest of the fall months.
A preliminary rendering was spotted on the construction board and depicts the ground floor with tall floor-to-ceiling glass frontage, while the rest of the upper six floors feature a uniform facade composed of a grid of balconies and windows. The only difference is the rendering showing eight floors, while permits filed in September 2021 indicated only seven floors. At the very top of the flat roof parapet is a tall mechanical bulkhead capping the eastern end of the superstructure.

The nearest subway station from the development is the elevated 39th Avenue stop over 31st Street, servicing the N and W lines.
29-05 38th Avenue’s anticipated completion date is slated for the spring of 2025, as noted on site.
