Camber Property Group, in collaboration with RiseBoro Community Partnership, has finalized a $75 million development deal for a new affordable housing project at 1601 DeKalb Avenue in Bushwick, Brooklyn. Designed by Aufgang Architects, the project plans to transform a previously vacant lot into a residential building with 127 units to be made available to residents earning between 40 and 100 percent of the area median income.
1601 Dekalb Avenue will be the first project built as a result of a recent rezoning initiative. The rezoning process for the site was a collaborative effort, involving local elected officials, Brooklyn Community Board Four, and various community stakeholders.
Construction for the project is slated to begin in January 2024, with a projected completion date set for December 2025. The building is planned to be a dual-tower structure with 33 studios, 52 one-bedrooms, 24 two-bedrooms, and 18 three-bedroom units.
In line with New York City’s sustainability goals, 1601 DeKalb Avenue aims to comply with the standards set by the Enterprise Green Communities Criteria, focusing on increasing energy efficiency, reducing carbon emissions, and ensuring the health and well-being of the community. The building’s design includes high-efficiency, fully electric heating and cooling systems, alongside an open landscaped courtyard for residents’ enjoyment and recreation. In addition, the project will feature ample bike storage facilities and community rooms.
The closest subway from 1601 Dekalb Avenue is the L train at the DeKalb Avenue station. The property is also in close proximity to local parks like Maria Hernandez Park and Grover Cleveland Playground.
