The affordable housing lottery has launched for 221 West 29th Street, a 21-story residential building in Chelsea, Manhattan. Built in 2017 by developer CBSK Ironstate and designed by Goldstein, Hill & West, the structure yields 430 residences. Available on NYC Housing Connect is a waitlist to fill one studio and one one-bedroom at 40 percent of the area median income (AMI) and one two-bedroom at 130 AMI, as well as future vacancies for residents ranging in eligible income from $23,863 to $198,250.
Amenities include pet-friendly policies, a full-time attended lobby, residents’ lounge, fitness center, and a roof terrace with an outdoor barbecue. Residences come with air conditioning, energy-efficient appliances, washers and dryers in unit, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
Actual rent may vary based on lease terms. Rent increases on the advertised rent: one-year lease have a three percent increase and two-year leases have a 2.75 percent increase for the first year and 3.20 percent increase for the second year. If approved, tenants can choose from both rent amounts and lease options.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 2, 2024.
