The affordable housing lottery has launched for 952 Bedford Avenue, an eight-story residential building in Bedford-Stuyvesant, Brooklyn. Designed by Adam R. Taddonio and developed by Isaac Broyn under the 952 Bedford LLC, the structure yields 33 residences. Available on NYC Housing Connect are ten units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $70,903 to $218,010.
Residences come equipped with air conditioning, high-speed internet, energy-efficient appliances, intercoms, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Amenities include a rooftop terrace, virtual doorman, and elevator. Tenants are responsible for electricity including stove, heat, and hot water.
At 80 percent of the AMI, there are two one-bedrooms with a monthly rent of $1,929 for incomes ranging from $70,903 to $111,840, and three two-bedrooms with a monthly rent of $2,247 for incomes ranging from $82,835 to $134,160.
At 130 percent of the AMI, there are four one-bedrooms with a monthly rent of $3,253 for incomes ranging from $111,532 to $181,740, and one two-bedroom with a monthly rent of $3,835 for incomes ranging from $131,486 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 16, 2024.

How are these considered “affordable?” How can anyone write that with a straight face?
