14+C Nears Topping Out at 644 East 14th Street in Manhattan’s East Village

Construction is close to topping out on 14+C, a 24-story residential building rising at 644 East 14th Street in the Alphabet City section of Manhattan’s East Village. Designed by Fischer + Makooi Architects and developed by Madison Realty Capital, the 200,000-square-foot structure will yield 196 rental units in studio to two-bedroom layouts, with an undisclosed portion reserved for affordable housing, as well as ground-floor retail space. The property is located at the corner of East 14th Street and Avenue C.

Almost the entire reinforced concrete superstructure was formed since our last update in mid-June, when crews had just reached street level and work was still progressing behind the wraparound sidewalk fencing. Recent photographs show the tower just a handful floors shy of topping out, which could likely happen before the end of the year. Meanwhile, workers have already started to frame out the perimeter of the floor plates with metal studs in preparation for façade installation.

The property was formerly occupied by a derelict single-story structure, as seen in the below Google Street View image.

The rendering in the main photo was recently posted on site, depicting the northeastern corner of 14+C along East 14th Street. The façade appears to be composed of light gray brick with horizontal fluting on the columns between the grid of staggered floor-to-ceiling windows. Two shallow setbacks are shown lined with glass railings for terraces, along with the edge of the flat parapet. The ground floor is clad in contrasting black paneling and surrounded by raised planter beds. The main entrance is situated along the northern corner of the building along East 14th Street.

Amenities will include a fitness center, a tenant lounge, and a furnished roof deck with panoramic views of the East River.

The nearest subway from the property is the L train at the 1st Avenue station to the west.

644 East 14th Street’s anticipated completion date is slated for August 2025, as noted on site

  1. I truly hope the facade doesn’t turn out like so many of the colorized and texturized boon dangles we see sprouting up everywhere . Something is seriously wrong with architecture schools. This reminds me of a slummy office building in Suzhou before the city began to build real projects again.

  2. What an ideal project; eliminate the non-conforming low scale 50 year old building but leave the older, century plus, denser and far more architecturally interesting adjacent row structures. Hopefully the increased population and improved quality of the housing will lead to more retail/restaurant investment in the surrounding area, place more eyes and feet on the street and result in lower crime.

  3. I read on evgrieve that the walk-up abutting the site was structurally undermined during excavation, was ordered evacuated and will require demolition.
