Designed by Fogarty Finger and developed by Werwaiss Properties, the structure yields 240 residences. Available on NYC Housing Connect are 72 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $117,360 to $218,010.

Amenities include a dog washing station, a garage, bike storage lockers, a shared laundry room, storage, package lockers, gym, yoga and dance studio, common area Wi-Fi, business center, rooftop terrace, and on-site resident manager. Residences come with dishwashers, energy-efficient appliances, air conditioning, hardwood floors, charing outlets with USB ports, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are 17 studios with a monthly rent of $3,423 for incomes ranging from $72,000 to $124,150; eight studios with a monthly rent of $3,434 for incomes ranging from $72,000 to $124,150; five one-bedrooms with a monthly rent of $3,674 for incomes ranging from $76,149 to $139,620; 29 one-bedrooms with a monthly rent of $3,661 for incomes ranging from $76,149 to $139,620; and 13 two-bedrooms with a monthly rent of $4,376 for incomes ranging from $92,743 to $167,570.

    The narrow refrigerator in the corner seems a bit awkward and appliances do change in size over the years. A replacement might require alterations. The proximity to the frequent #7 train might prove annoying.

    • Curious photo-shopping…Those subway/”el” cars look nothing like any rolling stock on the ‘7’-train…or anywhere else in NYC Transit for that matter.

      • Rendering illustrators, many workibg at farmed-out overseas visual production companies, have no clie about these things, they just drop something that looks like the right train. I’ve seen many times on this site renderings of NYC developments with Chicago L or LIRR cars on the elevated subway tracks. It’s kind of funny actually. Plus there’s always a sexy Euro bus somewhere too.
