The affordable housing lottery has launched for 2123 Glebe Avenue, a 13-story mixed-use building in Westchester Square, The Bronx. Designed by S. Wieder Architect and developed by Moses Freund of The Vaja Group, the structure yields 111 residences. Available on NYC Housing Connect are 50 units for residents at 125 percent of the area median income (AMI), ranging in eligible income from $112,698 to $209,625.
Amenities include pet-friendly policies, an elevator, security cameras, and a shared laundry room. Tenants are responsible for electricity including stove and heat.
At 125 percent of the AMI, there are four studios with a monthly rent of $3,287 for incomes ranging from $112,698 to $155,375; 23 one-bedrooms with a monthly rent of $3,515 for incomes ranging from $120,515 to $174,750; and 23 two-bedrooms with a monthly rent of $4,201 for incomes ranging from $144,035 to $209,625.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 10, 2025.

The street facade’s slightly displaced vertical elements are disconcerting. It seems that all the new buildings in the Bronx overlook an elevated subway.
The building is atrocious and out of place. Hanging over the Planet Fitness next door. It looks like it was forced into the space as if there were no other places this building could have gone.
Are the rent and income numbers correct? I live in this community and these numbers are not aligned with the socio economic demographics of the area. You hv to be kidding!

Neighborhood needs a few more things to do before it can become hot, but only a moron pays these rents. Not worth it. For that, get a house with a mortgage at or lower then these rents.

I don’t understand that cantilever. What happens when the adjacent property wants to redevelop? It’s a run down boring two story commercial in an R-6 so very likely.
I don’t get it either. Not sure how it was allowed unless they own that building or purchased air rights (which can’t possibly be the explanation). Seems a little hinky.

50 apts. @ 125% AMI will be affordable— if you are wealthy.
Lets call it what it is: 100% unaffordable. In the Bronx. How much public money are we investing to allow these cash grabs to be built with rents over AMI? That number is already an inflated value. Lets not forget, at least 50% of the area make less.
I am sorry. Determining an AMI, tack on 25% over that, then calling it affordable is a big FU to taxpayers who are subsidizing this.
