226 Fordham Place [New York Times]: Greystone is bringing 21, two-story and two-family dwellings, in addition to “one single-family home and a clubhouse,” to the vacant parcel of 226 Fordham Place, on City Island. Construction of the waterfront property is currently underway with “sales starting this fall,” and “first buyers moving in by fall 2015.” Kutnicki Bernstein is designing.
191 Moore Street [Crain’s New York]: Heritage Equity Partners “is in contract to buy” the single-floor warehouses spanning 191-231 Moore Street — amounting to a 2.3 acre site, in southeastern East Williamsburg — “for close to the site’s $29 million asking price.” The developer could rebuild the current 50,000 square-feet of warehouse into “higher-end manufacturing workspaces and offices,” or tap into a rezoning to allow for residential, which “could be the ultimate jackpot.”
36 East 57th Street [The Real Deal]: Wedged between the retail component of 432 Park Avenue, 36 East 57th Street — a five-story townhouse, in Midtown East — has been unloaded for $65.3 million; Robert Zirinsky is the buyer. The 9,148 square-foot commercial building comes with 37,000 square feet of air rights; Zirinsky has yet to reveal his plans for the building.
605 East 9th Street [EV Grieve]: Developer Gregg Singer has been granted approval to convert the former five-story and roughly 110,000 square-foot public school building at 605 East 9th Street, in the East Village, to university dorms for The Joffrey Ballet School and Cooper Union. Dubbed University House, the building will house 535 students, and is slated for completion in September of 2016.
681 Anderson Avenue [North Jersey.com]: Developers Fred Daibes and James Demetrakis are currently erecting steel framework for their 13-story and 267-unit mixed-use building at 681 Anderson Avenue — at the northwest corner of Anderson and Lawton Avenues — in Cliffside Park; “50,883 square feet of retail and office space” will occupy the lower levels. Dubbed Towne Center, the developers “now expect the project to open around September 2015.”
145-155 West Street [Wall Street Journal]: Palin Enterprises and Mack Real Estate Group have partnered to deliver “an 800,000 square-foot project with more than 600 residential units and 23,000 square feet of retail space” to the parcel spanning 145-155 West Street, in Greenpoint. Demolition of the existing two-story industrial building is “under way,” and construction of the 39-story tower “is expected to begin before the end of the year.”
Westfield Station [North Jersey.com]: Somerset Development is making swift headway on the Westfield Station redevelopment “of the 151-acre Curtiss-Write site,” in northern Wood-Ridge; 75 acres have been approved for construction. The train station anchoring the entire project — which will have 1,200 residential units, and 125,000 square feet of commercial space — is to be completed in 2015, and a number of townhouses have already been completed.
206 West 95th Street [Commercial Observer]: Certes Partners and United Management Corp. have acquired the six-story and 25,000 square-foot Camden Hotel — at 206 West 95th Street, on the Upper West Side — for $15 million; the building is apparently in poor condition, and demolition is a possibility. The site has 36,000 square feet of building potential.
286 Ashland Place [Brownstoner]: Excavation is currently underway at 286 Ashland Place — in Fort Greene — the site of a future 32-story and 384-unit mixed-use tower being developed by Two Trees. Foundational work is likely imminent, as support beams for the retaining wall have been installed; August 2016 is the expected completion date.
599 Baltic Street [The Brooklyn Paper]: Excavation is currently underway at the site of a planned nine-story and 70-unit residential building spanning 583-599 Baltic Street, in southeastern Boerum Hill. A rendering also reveals the dark and glassy low-rise building, via Adam America.
834 Sterling Place [Brownstoner]: Developed by Eli Karp of Hello Living, the seven-story and 54-unit residential building at 834 Sterling Place — in Crown Heights — has topped out, and is currently undergoing interior construction; façade installation is also imminent, and on-site signage indicates a 2014 completion date.
176 Woodward Avenue [Times Ledger]: A much needed rezoning of Woodward Avenue — between Starr Street and Metropolitan Avenue — is set to go before the City Council, to make way for the four-story and 88-unit mixed-use development planned for 176 Woodward Avenue, in western Ridgewood; Aufgang is designing.
21-41 45th Road [The Court Square Blog]: The steel-framed two-story Planned Parenthood building has topped out at 21-41 45th Road — in Long Island City — and is expected to be completed this fall; opening is scheduled for early 2015.
