Thanks to Fordham University at its northern edge and a relatively stable community of Italians, Albanians and Puerto Ricans, Belmont remains an attractive place to develop market-rate housing in the Bronx. YIMBY has noticed a handful of new rental projects there in the last year, and now we can add another one to the list.
Mount Vernon-based developer John Gojcaj is planning a four-story, 16-unit building at 4456 Park Avenue, overlooking the Metro North tracks. There would be four apartments per floor, including two duplexes on the top floor. Those 16 units would be divided across 15,000 square feet of residential space, for nicely sized units averaging 937 square feet. Based on the size, we’re guessing two- or three-bedroom rentals.
A parking garage with eight spots would fill the cellar, providing just enough parking to satisfy the zoning requirements.
Leder-Luis Building Design, headquartered upstate in Yonkers, is the architect of record.
Gojcaj acquired the 5,000-square-foot plot between 186th and 187th Streets for only $370,000 last year. The property is currently home to a little wood-frame house, for which demolition applications have not yet been filed.
Unlike the last project we covered in Belmont, this area isn’t terribly far from reliable public transit. The Fordham stop on the Metro North is just a few blocks to the north, and the Fordham Road stop on the B and D trains is about seven blocks away.

Yonkers is maybe 8 miles or so from this very spot (mount Vernon as well)… That is nowhere near “upstate”. That’s like calling Fort Lee “the Jersey Shore”.
