363-365 Bond Street [Commercial Observer]: Phase one of The Lightstone Group’s 12-story and 700-unit development spanning two blocks at 363-365 Bond Street, in Gowanus, has landed $120 million in construction loans. Foundation work for phase one has already commenced, and demolition is proceeding on the site of phase two.

23-10 Queens Plaza South [Wall Street Journal]: Previously revealed in January, new renderings have been released for Property Market Group’s  44-story and 391-unit residential tower, currently rising above street level at 23-10 Queens Plaza South in Long Island City. The developers have received loans that “equal to about 90% of the cost” of purchasing the land and building the tower, which is slated for completion in Winter 2015.

11-22 45th Road [Commercial Observer]: GDC Properties have planned “a townhouse development” at their recently acquired development sites of 11-22 45th Road and 45-35 11th Street, in Long Island City. The project is “to be completed in 18 months,” although it’s “too early to discuss specific design plans.” A single-story warehouse spanning 11-12 – 11-24 45th Road was recently approved for demolition.

45 East 22nd Street [New York Post]: New renderings have been released of the interior and exterior of Ian Bruce Eichner’s 45 East Twenty Second, in the Flatiron District. The developer recently acquired funding for the 64-story and 83-unit luxury tower, with scheduled completion in 2016. KPF is the design architect, while Martin Brudnizki Design is heading interiors.

296 5th Avenue [The Real Deal]: Empire Hotel Group intends to demolish the five-story walk-ups spanning 294-296 5th Avenue — in NoMad — to construct a 20-story mixed-use building of 52,000 square feet, containing 130 rooms and 12 residential units. The developer will go to court with a retail tenant next month before demolition begins, and Rawlings Architects is designing.

329 Pleasant Avenue [DNAinfo New York]: Excavation has kicked-off at 329 Pleasant Avenue, in East Harlem, where HAP Investment Developers is constructing an eight-story and 20-unit residential building. Work has recently halted, but the project is likely to be delivered in 2015, and Karim Rashid is designing.

142 Bowery [Bowery Boogie]: A “local developer” whom “specializes in luxury rentals” has purchased a slew of dilapidated low-rise structures spanning 134-142 Bowery — in Little Italy — for a total of $45.25 million; while the site’s new owner has yet to be revealed, development potential amounts to 75,000 square feet.
