Union Avenue, which bisects Williamsburg through its center, has proven to be a recent hotbed for innovative market-rate residential developments of low- to mid-density. Along the corridor, Michael Schlegel’s 305 Union Avenue was recently revealed, and plans were recently filed for both 460 Grand and 100 Ainslie Street.
And this past weekend, on the same block as 66 Ainslie, Slate Property Group filed applications for another development at 21 Powers Street, a few lots in from Union Avenue, and only a short walk from stops on both the G and L trains. The Midtown-based firm paid $6 million for the site last year, and the project was estimated to cost $20 million, according to The Real Deal.
Now, filings with the DOB reveal the details: 10 units will eventually split nearly 13,200 square feet of residential space over four floors. And an average unit size of roughly 1,300 square feet is a likely signal for condominiums.
The 19,000 square-foot structure would span both 21 Powers Street — currently occupied by a single-story warehouse, for which demolition permits were filed in November — and the vacant lots of 23-27 Powers.
Grasso Menziuso Architects is responsible for the project’s design, and if the trend in Williamsburg continues, something contemporarily-minded is to be expected — though Slate’s recent work with other architects like Issac & Stern has tended towards a more traditional look.
