Downtown Jamaica’s big, mixed-use developments are slowly inching towards reality, but further east along Hillside Avenue, small developments are growing, too. On Friday, plans were filed to expand a two-story office building at 168-30 89th Avenue into four stories of apartments.
The little 3,500-square-foot-structure at the corner of 89th Avenue and 168th Place will expand vertically and horizontally. The building will grow to 29,175 square feet of residential space and get major structural and foundation work. The new, improved development would have 29 apartments, creating average units of 1,000 square feet.
Each floor would hold seven units, and there would be a full-floor penthouse unit after the fourth floor. An underground garage would include 15 parking spots, which is the minimum required by zoning.
Flushing-based He Gin Lee Architect and Planner will handle the design, and the owner is Yvonne Figueroa. Figueroa has held onto the 5,000-square-foot property since 1987.
