Over a year ago, Blesso Properties shelled out $33 million for the former Lincoln Savings Bank site at 525 Broadway, next to the elevated subway tracks in Williamsburg. Now they’ve filed plans for a 27-story, mixed-use building that will be nearly evenly divided between apartments and office space.
The project would reach 298 feet into the air at the corner of Boerum Street, down the block from the Broadway stop on the G train and a couple short blocks from the Lorimer Street local stop on the J and M trains. The 280,214-square-foot development would host 151,695 square feet of residential space, 126,410 square feet of offices, and 2,100 square feet for a community facility. Offices would fill the first six floors, except for part of the third floor, which would have an auditorium. It’s unusual for a building like this to have an auditorium, but maybe the commercial space is being built for a specific company or tenant that needs it.
The building would have 226 apartments, beginning on the seventh floor. Typical units would measure 670 square feet, which means rentals are probably in the works. Several units will get private terraces, and the rest of the tenants will have access to a shared roof deck and an amenity space on the seventh floor.
The development will also include a 214-car subterranean garage.
Garrison Architects will be responsible for the design of the tower, which will be one of the tallest in the neighborhood. Williamsburg has its fair share of high-rises, but the loftiest skyscrapers are clustered around the waterfront, where a dramatic upzoning in 2005 encouraged several glassy towers. 525 Broadway would rival Douglaston Development’s 1 North 4th Place and Edge towers, all four of which reach 400 feet into the air along the East River waterfront.
It’s unclear whether Blesso Properties will incorporate the 1920s bank building into the new tower, and the plans don’t say.
