A new, eight-story residential building will soon rise at 167 Willoughby Street, in Downtown Brooklyn‘s buzzing southern corner. Located just steps from the massive City Point development, the corner lot measures 2,425 square feet, facing Willoughby and Fleet Streets.
The existing 4,560 square foot, three-story structure was originally completed in 1905, renovated in 2001, and functioned as an education facility. Permits reveal a new eight-story, 80-foot-tall residential building. The total livable area will measure 24,250 square feet, with modest enclosed parking area designed to accommodate 3 vehicles.
With 28 apartments, units will average 866 square feet apiece, likely indicating rentals.
Bricolage Design Associates will oversee architectural design. Boomerang Building Fund is mentioned as property owner, and interestingly enough, Marco Auteri, a Project Executive at BFC Partners. Among other major projects, BFC Partners is responsible for Empire Outlets in Staten Island, Essex Crossing in Manhattan, and portions of the City Point megacomplex.

I think that something larger may be in the works over here. The adjacent carwash is being gutted right now.
I was wondering if the car wash and this building were going to be included for some future project but I guess that is not the case.
The building has been stripped of it’s exterior ornamentation. The interior must have been gutted and rearranged. Get rid of it.
What is going on at the vacant car wash at the corner of Flatbush and Willoughby? Back when they were relevant Brownstoner reported that a developer had purchased it for $7M. I’m surprised that this whole corner isn’t being developed as one large building.
