Permits have been filed for an eight-story residential building at 3168 Villa Avenue, in Jerome Park, The Bronx. The site is four blocks away from the Bedford Park Boulevard subway station on Grand Concourse, serviced by the D trains, and six blocks away from an identically named station serviced by the 4 trains. Propco Holdings will be responsible for the development.
The 74-foot tall structure will yield 27,600 square feet, with 25,280 square feet dedicated to residential use. 44 apartments will be created, averaging 627 square feet apiece, indicating rentals. Residents will have access to a laundry room, storage space for 15 bicycles, recreational space on site, and a lobby.

Badaly Architect is behind the design. An elevation provided by the firm shows a typical masonry façade, though the color has not been specified.
The lot is currently unoccupied, meaning construction can begin shortly.

NFA…Do you think Badaly is actually designing these buildings? It’s evident that he is nothing but a rubber stamp for developer’s draftsman in some third-world country. No office of that size can push through this quantity of buildings.
