Isay Weinfeld-Designed “Jardim” Nears Completion at 527 West 27th Street, West Chelsea

Standing next to Zaha Hadid’s first residential project in New York City at 520 West 28th Street, the Isay Weinfeld designed complex, dubbed “The Jardim,” has gotten both its brick and glass facade up as seen from the High Line. Developed by Centaur Properties and built by Pizzarotti, the project spans the width of the block from West 27th to West 28th Street, with two towers separated by a private landscaped garden and outdoor courtyard for residents.

Looking up at the buildings, shrubs and hanging plants will furnish the outdoor terraces and balconies from both components. There will be 36 units that average around 2,500 square feet. The total square footage will be 90,000 square feet and the project will stand 11 stories.

The southern tower, named “Jardim Sul,” will have two penthouse duplexes called “The Penthouse Grand” & “The Penthouse Crown.” The northern building is called “Jardim Norte,” and will have 29 units ranging from one- to four-bedrooms and a four-bedroom duplex penthouse.

Both towers have different architectural languages when looking at their exterior finishes and the hierarchical pattern of windows and terraces. The main tower, seen along West 27th Street has a concrete finish that creates the spacing between the corner terraces on the southern section, while the brick facade is seen in between the glass windows on the northern end of the building.

The second tower, which sits directly next to Zaha’s condo, has a coherent and more rigid use of concrete walls and slabs, but they are arranged in a non-systematic grid pattern of partitions for terraces and glass windows up against the edge. There will be a green roof with abundant landscaping.

Although the finishes of both towers can be clearly seen and are apparent right now, the accommodation of hanging plants and the generous amount of landscaping in the future is what will blur the lines between both structures.

Completion of the project is expected sometime early next year.
