Hotel Renovations Underway for Hyatt Regency Times Square At 1605 Broadway in Times Square, Manhattan

Renovation work is underway on 1605 Broadway, a 46-story hotel tower in Times Square, Manhattan. The 480-foot-tall building originally opened in 1989 as the Holiday Inn Crown Plaza Manhattan and most recently operated as the 800-room Crowne Plaza Times Square before closing at the end of 2024. The building has since sat vacant with only the retail tenants left operating on the ground floor. Gensler is the architect and interiors designer for the property overhaul, which is planned to reopen later this year as the Hyatt Regency Times Square with 795 guest rooms and 159 enclosed parking spots. Argent Ventures under the Times Square JV, LLC  is listed as the owner of the development, which is located between West 48th and 49th Streets.

Scaffolding and construction netting have been assembled over the northern and southern sides of the podium as crews work to modify the lower sections of the fenestration.

The following diagram was posted on the construction board depicting a slightly modified façade on the base along West 48th Street. The alteration will remove the large half-moon window and hotel signage above the enclosed motor entrance and will add subtle exterior elements to the tall ventilation grilles and podium parapet. Additional signage for the Crowne Plaza Times Square remains affixed to the eastern side of the podium above the commercial LED displays and will likely replaced with the new property name in the near future. The main tower’s original pink granite blocks and dark 1980s-style curtain wall will be retained.

The rendering in the main photo previews the new entrance, which will feature large-scale hotel signage and colorful LED columns above the ground floor. Below is what the former entrance looked like along West 48th Street.

Additional interior renderings show the revamped lobby and typical guest rooms and penthouse suites. Rooms will occupy levels 15 through 46.

The pet-friendly hotel will include a fitness center, business services, free internet service, and self-parking.

The nearest subways from the property are the 1 train at the 50th Street station and the N, R, and W trains at the 49th Street station.

1605 Broadway’s anticipated completion date is slated for this summer, as noted on site. The Hyatt Regency Times Square is currently accepting reservations for rooms starting September 1, 2025.

    • In Times Square? This has always been a hotel.

        and who would pay for that in this prime location? New Yorkers of course!

        The sense of entitlement in this town knows no bounds.
