Permits have been filed for a four-story apartment building at 25-61 37th Street in Astoria, Queens. Located between Astoria Boulevard and 28th Avenue, the interior lot is five blocks east of the Astoria Boulevard subway station, serviced by the N and W trains. George Sitaras, under the 25-61 37th Street Partners LLC, is listed as the owner behind the applications.
The proposed 40-foot tall development will yield 7,100 square feet, with 4,998 square feet designated for residential space. It will have seven residences, most likely rentals based on the average unit scope of 714 square feet. The masonry-based structure will also have a cellar and a 37-foot long rear yard.
Leo Sguera of Sguera Architecture is responsible for the design.
Demolition permits were filed in July of 2018 for the 1920’s two-family home currently on the lot. An estimated completion date has not been announced.
