Brooklyn’s 475 Clermont Cleared for Occupancy, in Fort Greene

Developer RXR Realty and construction partner BCG recently celebrated their first temporary certificate of occupancy (TCO) at 475 Clermont, a 12-story development in Fort Greene, Brooklyn. The 363-unit, 400,000-square-foot structure contains a mix of residential homes and retail space. The TCO comes one month ahead of schedule and will allow occupancy to occur two months earlier than originally planned. Aufgang Architects is behind the design for the mixed-use rental building, which will contain 73 units for affordable housing and below-market rates.

475 Clermont’s footprint takes up the entire construction site and rises with a mixed and integrated curtain wall of large glass windows, wide red-colored columns along the bottom portion of the structure, and a thin grid of outer steel columns and beams on the floors below the two offset roof parapets. Several setbacks step further and higher to the south, surpassing the adjacent southern building that runs along Atlantic Avenue. A new row of trees will line the sidewalks while the main entrance will be located at the northern tip of the plot.

“The project continues to be a success from many perspectives despite several challenges, and could have only been realized as such, as a result of BCG’s motto, ‘Full Clientele Satisfaction and Partnering,’ and the collaboration of the entire project team and stakeholders,” said Everard Martin, president of Broadway Construction Group.

The site, situated along Fulton Street between Clermont Avenue and Vanderbilt Avenue, is on the same parcel of land as the adjacent offices for the New York City Housing Authority. Directly across the street is the Brooklyn Technical High School athletic field. The closest subway is the C train at the Clinton-Washington Avenue subway station. There are a number of heavily concentrated neighborhoods in the vicinity, like Downtown Brooklyn and the BAM Cultural District. Barclays Center, Prospect Park, and the Brooklyn Botanical Garden are also all nearby.

Amenities for the residences will include a fitness center, rooftop terrace, and an outdoor movie screen.

Completion of 475 Clermont is expected this year.
