Permits have been filed for a six-story mixed-use building at 36-22 31st Street in Long Island City, Queens. Located between 36th Avenue and 37th Avenue, the lot is three blocks north of the 39th Avenue subway station, serviced by the N and W trains. Fotios Sotiropoulos of Socrates Services International is listed as the owner behind the applications.
The proposed 60-foot-tall development will yield 8,871 square feet, with 6,754 square feet designated for residential space and 2,117 square feet for commercial use. The building will have ten residences, most likely rentals based on the average unit scope of 675 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.
Muzaffar Jamal of Architectural Concept Inc. is listed as the architect of record.
Demolition permits were filed in December of last year. An estimated completion date has not been announced.
