Permits have been filed for a seven-story mixed-use building at 171 Calyer Street in Greenpoint, Brooklyn. Located between Lorimer Street and Manhattan Avenue, the lot is three blocks south of the Greenpoint Avenue subway station, serviced by the G train. Salomon Cojab of Visabe Corporation is listed as the owner behind the applications.
The proposed 75-foot-tall development will yield 70,171 square feet, with 46,747 square feet designated for residential space and 10,400 square feet for commercial use. The building will have 39 residences, most likely condos based on the average unit scope of 1,198 square feet. The concrete-based structure will also have a cellar and 17 enclosed parking spaces.
Sherida Paulsen of PKSB Architects is listed as the architect of record.
Demolition permits have not been filed as of yet. An estimated completion date has not been announced.

Is the ultimate goal to turn the Greenpoint waterfront into that of the LIC waterfront? I’m not asking because of this small seven story building. I’m asking more generally.
Yes, Greenpoint is the last costal/waterfront frontier. Sandwiched inbetween Williamsburg and LIC it is ripe for development, with lots of industrial and/or single story/two story buildings ready to be torn down and replaced by taller buildings and towers. With App based car service, ferry service, citibike, and views of the Manhattan skyline people are no longer dependent on the phantom 4-car “G” Subway line. It’s already on it’s way to being a more crowded and dense neighborhood. It’s sad because it’s losing it’s small, tight knit community feel, like many other neighborhoods in Brooklyn and Queens.
This site once hosted a portion of the old Greenpoint movie theater and a small building hosting a deli. It was then replaced by first an A&P supermarket and then the gym that the new development will probably replace. I know the site well since my grandmother once lived down the block at 150 Calyer. And so life goes on.
