Permits have been filed for an eight-story residential building at 1701 Purdy Street in Parkchester, the Bronx. Located at the intersection of Parker Street and Purdy Street, the lot is near the Castle Hill Avenue subway station, serviced by the 6 train. Olshan Properties is listed as the owner behind the applications.
The proposed 80-foot-tall development will yield 157,351 square feet, with 141,019 square feet designated for residential space. The building will have 221 residences, most likely rentals based on the average unit scope of 638 square feet. The concrete-based structure will also have a cellar and 14 enclosed parking spaces.
Beth Greenberg of Dattner Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

14 spaces in a building with 221 residences. Ask the neighbors about parking near Parkchester.
There will never be enough parking in ultra dense NYC neighborhoods like Parkchester. You want the developer to provide 221 parking spaces? Do you know how much cost that would add to the project, money that could be used for other uses like additional affordable housing.
The existing Parkchester complex alone has over 40,000 people living in over 12,000 units.
Auto ownership is low in the Bronx. Where did you get that information from? There is hardly any parking. And especially in the Parkchester area. I know quite a few clients who live there. One of the biggest complaints is lack of parking.
The Bronx has the second lowest rate of automobiles registered per household in NYC, after Manhattan. Parkchester in particular has a lower rate than the borough in general.
The reason why parking is difficult is not because most people are driving, it’s because the neighborhood is very dense.
I guess you most be one of the developer. Because I level in the Bronx for seventeen years. I been out of NY for two years.and I can say packing is the worst in the Bronx.
Agreed, and this area is already within the special transit zone area where parking minimums were abolished for affordable housing.
Dattner Architects, this is going to be a nice looking building. Too bad it’s on a side street.
Been waiting for years to see this block developed. Very good location in a nice neighborhood. 6 train available and Metro North stop coming soon.
People don’t know how to keep places clean. All should be condos and parking for rent of course. With ownership comes responsibility and one want to protect their investments, low income will bring more garbage to the neighborhood just looking to freeload… No one wants to work these days all is looking to make a bunch of children bring their old parents to suck the system and bring our neighborhood down…
I second and Third that last Post. Low income is disloyalty to any good community, bucks for the investors, but end of a decent place to live for homeowners. They need to reconsider. Enough low income already. Look at Parkchester its going down, decent folks do not want to move here, its dog invested, getting dirtier every day, the buildings are not kept like they used to, no one cares anymore. I say bring condos, give people real responsibility not gifts…
If you don’t live in parkchester you can’t speak for the lack of parking in the area! And we all know that there are way to many cars in nyc period! Bronx is definitely included in the overwhelming amount of cars in nyc! My car was broken into my daughter brand new car was broken into $5,000 worth of damages. We don’t need anymore residential building we need more parking garages at reasonable rates!

I have been renting a condo from an owner in Parkchester for 32 years. I live on the 12th floor and because of ceiling defects plaguing Parkchester condos. Last floor tenants will be moved to other locations within parkchester while roofing repairs are made. My building is scheduled for 2024/2025. I am paying a lot of money to the owner who has not upgraded anything. I am a 73 year old senior a citizen and very interested in 1701 Purdy avenue. It’s one block from my building.
