Permits have been filed for a 12-story mixed-use building at 89 Ludlow Street on Manhattan’s Lower East Side. Located between Broome Street and Delancey Street, the interior lot is a short walk to the Bowery subway station, serviced by the J and Z trains and the Grand Street station, serviced by the B and D trains. Sharon Huang under the 91 Ludlow Street LLC is listed as the owner behind the applications.
The proposed 135-foot-tall development will yield 40,583 square feet, with 28,653 square feet designated for residential space and 3,333 square feet for commercial space. The building will have 41 residences, most likely rentals based on the average unit scope of 698 square feet. The concrete-based structure will also have a cellar.
Raymond Chan Architect is listed as the architect of record.
Demolition permits were filed in June 2017. An estimated completion date has not been announced.
