Permits have been filed for a ten-story mixed-use building at 2735 Frederick Douglass Boulevard in Harlem. Located between West 145th Street and West 146th Street, the interior lot is three blocks from the 145th Street subway station, serviced by the A, B, C, and D trains. Also within walking distance is the 148th Street Lenox Terminal station, serviced by the 3 train. New York City’s Department of Housing Preservation and Development is listed as the owner behind the applications.

The proposed 100-foot-tall development will yield 21,100 square feet, with 16,570 square feet designated for residential space and 275 square feet for commercial space. The building will have 23 rental residences with an average unit scope of 720 square feet. The masonry-based structure will also have a cellar and a 30-foot-long rear yard.

Curtis + Ginsberg Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
