Permits have been filed for a seven-story residential building conversion from an existing two-story garage at 415 West 45th Street in Hell’s Kitchen, Manhattan. Located between Ninth and Tenth Avenues, the interior lot is a short walk to the 42nd Street-Port Authority subway station, serviced by the A, C, and E trains. John Young of Emmut Properties Corp. is listed as the owner behind the applications.

The proposed 66-foot-tall development will yield 26,673 square feet designated for residential space. The building will have 44 residences, most likely rentals based on the average unit scope of 606 square feet. The concrete-based structure will also have a cellar, a 40-foot-long rear yard, and 21 enclosed parking spaces.

Xiaohong Zhao of Ameriland Brook LLC is listed as the architect of record.

Demolition permits will likely not be needed as the the remaining structure will be retained in the conversion. An estimated completion date has not been announced.

    Amazing, and despite keeping some parking spaces, this is the best way to redevelop property. Hopefully the building will also be all-electric and passive construction.

  4. Are you guys serious. We lost 314 and 316 Fifth Avenue just a couple years ago and we’re applauding saving this worthless pile of bricks? There is something very very wrong with preservation in this city.
