Affordable Housing Lottery Launches for 200 Units at 10-47 Beach 21st Street in Far Rockaway, Queens

The affordable housing lottery has launched for 10-47 Beach 21st Street, a ten-story mixed-use building in Far Rockaway, Queens. Designed by Urban Architectural Initiatives and developed by The Community Builders, the structure yields 224 residences. Available on NYC Housing Connect are 200 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $20,400 to $148,000.

Residents will have access to on-site laundry, parking, fitness rooms, a community room, and rooftop terraces with panoramic ocean views, landscaping, vegetable gardens, and a children’s play area. The development will also have 24,000 square feet of ground-floor commercial area and 8,000 square feet allocated to community facilities including a daycare and early childhood center with a private outdoor play area, and a vocational training center.

At 40 percent of the AMI, there are 44 units with a monthly rent ranging from $522 to $927 for incomes ranging from $20,400 to $59,200. At 50 percent of the AMI, there are 44 units with a monthly rent ranging from $683 to $1,205 for incomes ranging from $25,920 to $74,000. At 60 percent of the AMI, there are 22 units with a monthly rent ranging from $843 to $1,482 for incomes ranging from $31,406 to $88,800. At 100 percent of the AMI, there are 90 units with a monthly rent ranging from $1,212 to $2,121 for incomes ranging from $44,058 to $148,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 10, 2022.
