Permits have been filed for the conversion of a four-story commercial building into a 14-story mixed-use building at 75 Essex Street on Manhattan’s Lower East Side. Located between Delancey Street and Broome Street, the lot is one block south of the Delancey Street-Essex Street subway station, serviced by the F, M, J, and Z trains. Nechemia Weinberger of Soft Stone Development Group is listed as the owner behind the applications.
The proposed 162-foot-tall development will yield 27,355 square feet, with 14,332 square feet designated for residential space and 13,023 square feet for commercial space. The building will have nine residences, most likely condos based on the average unit scope of 1,592 square feet. The concrete-based structure will also have a cellar but no accessory parking.
Rise Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the development requires an expansion. An estimated completion date has not been announced.
