Ginsburg Development has unveiled more than 300,000 square feet of Class A office space at City Square, a sprawling mixed-use property at 50 Main Street in Downtown White Plains. In addition to office space, the property also features residential units, retail, restaurants, and a parking garage.
The property carries 1-11 Martine Avenue as an alternative address.
The office component is centralized in a 15-story tower. As described by the project team, the mix of office spaces include 1,500- to 3,500-square-foot suites for small businesses and 23,000-square-foot full-floor spaces for mid-size firms. There are also three penthouse floors addressed as 1-11 Martine Avenue featuring 60,000 square feet, an express elevator, and private outdoor terraces on the 12th floor.
Ginsburg Development has retained RM Friedland as the exclusive leasing agent for the new offices.
“Our $94 million investment in City Square reflects a strong belief in the long-term health and viability of the White Plains office market, because only the most powerful of magnets with the right mix of flexible space, unmatched amenities, and convenience will attract employees back to the office,” said Martin Ginsburg, founder of Ginsburg Development Company. “RMF’s marketplace expertise, creativity, and experience perfectly complement the best City Square has to offer.”
The residential component includes a mix of studio, one-, and two-bedroom apartments. Amenity spaces will include a fitness center, a game room, multiple lounges, and access to a multitude of indoor-outdoor dining destinations at the property.
Both residential and office tenants will have access to City Square Park, a landscaped roof deck atop the parking garage. The park will also feature a large fountain, a putting green, a BBQ pavilion, and a walking path.
“White Plains is one of the tri-state area’s most active office markets because the city combines the best elements of a transit-oriented urban landscape with the post-pandemic advantages of suburban convenience,” said Chris O’Callaghan, office managing director of RMF. “The multimillion-dollar renovations, from the exquisite artwork to outdoor park, elevate the definition of ‘work-live-play’ and have transformed the property into the must-have premier address for businesses.”
