The Reform Temple of Forest Hills and Werber Management have revealed plans to construct a mixed-use building at 71-11 112th Street in Forest Hills, Queens. The proposed building will include a new space for the temple on a parcel of land the congregation owns.

The first proposed building, listed as Lot 31, is a ten-story structure comprising approximately 162,500 square feet. The property would include 153 rentals with up to 46 affordable housing units, as well as 16,600 square feet of ground-floor community facility space for the temple and 66 underground parking spaces. Entrances to the residential space and the parking garage would both be located along 112th Street. The entrance to the temple would face 71st Road.

Part of the environmental review is a study of what could potentially be developed by someone in the future on the portion of Lot 41 that is in the rezoning area. That portion of Lot 41 is not part of any development plans and is not under the control of the applicant. A building that was studied for the environmental review, listed as Lot 41, would top out at nine stories and span 23,800 square feet, with 20 apartments and 1,800 square feet of ground-floor community facility. Up to six of the units would be marketed as affordable housing.

As part of the development, the temple would be vacated and incorporated into the building at Lot 41.

Before construction can break ground, the proposed development requires a zoning map amendment and a zoning text amendment to facilitate the construction of a mixed-use residential property that would include inclusionary housing. The application is now under review by the City Planning Commission.

  1. all Churches and Temples pay no real estate tax as supposed religious non profits but they cash in for the almighty dollar signs $$$$$$$$$$$ the first chance they get.
This is so out of scale for presidential neighborhood and should be denied by CPC but won’t .
GREED GREED GREED to line their almighty pockets.

    sad state of affairs

    • Out of scale? Are you blind?

      • NFA can you read behind that keyboard?
        What does this say?
Before construction can break ground, the proposed development requires zoning text amendments to facilitate the construction of a dense, mixed-use residential property.
That’s why CPC is involved because it’s so out of scale with the surrounding residential neighborhood they have to change the zoning.
        Got it NFA??

        • There’s a 9 story building right across the street you dingus. Been there since the 60s. Out of scale with a building thats stood there for 60 years? Like how a new Bronx building the same height as neighboring 90 year old buildings is “out of context” and “greed greed greed”? You’re a nut.

    • What happens in the real world is that demographics in various areas change, and what was a congregation big enough to support a church or temple of a certain size shrinks with that organic change.
And when the congregation is no longer able to support the facility, it sells and finds a new spot.
And sometimes the new spot can be the old spot, with a little creative thinking.

Forest Hills, 2023 is not Forest Hills, 1963.

  2. Are these new buildings taking low income working people.
