Permits have been filed for a 36-story mixed-use building at 255 East 77th Street on the Upper East Side of Manhattan. Located near the intersection of East 77th Street and Second Avenue, the lot is near the 72nd Street subway station, serviced by the Q train. Naftali Group is listed as the owner behind the applications.
The proposed 475-foot-tall development will yield 170,481 square feet, with 166,619 square feet designated for residential space and 3,861 square feet for commercial space. The building will have 55 residences, most likely condos based on the average unit scope of 3,029 square feet. The concrete-based structure will also have two cellar levels and 33 enclosed parking spaces.
Hill West Architects is listed as the architect of record.
Demolition permits were filed in March 2022. An estimated completion date has not been announced.

SO SAD ANOTHER LOW RISE BUILDING DEMOLISHED AND ANOTHER PIECE OF NYC HISTORY DESTROYED FOR GREED
This post is misleading – it is correct that the development is right next to the corner building on 2nd avenue, and the building address in question is 1-story tall. However, it is left unsaid which other buildings are also included in this assemblage, as there is no way a 2,500 SF lot will support a new building of over 170,000 SF. A look at DOF and google tells us that it almost certainly includes the multiple buildings on the corner which are being torn down – why this couldn’t be included as part of the post is either laziness or lack of interest. This is far from an out of context mid-block assemblage and will simply be another tall corner building, perfectly appropriate for the area.
