The affordable housing lottery has launched for 963 Atlantic Avenue, a nine-story mixed-use property in Clinton Hill, Brooklyn. Designed by Kutnicki Bernstein Architects and developed by Efraim Weber as 86 Lefferts Corp, the structure yields 124 rental units, an amenity package, and two ground-floor retail spaces. Available on NYC Housing Connect are 38 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $58,115 to $187,330.

Amenities include a fitness center, lounge, party room, children’s playroom, co-working spaces, a game room, a screening room, a pet spa, communal laundry facilities, bike storage, and a parking garage for 51 vehicles. There is also a landscaped courtyard with dining areas, pergolas, hammocks, and a bocce ball court; and an open-air roof deck with lounge seating, foosball tables, and grilling and dining areas. Residences come with dishwashers and name-brand countertops and finishes. Tenants are responsible for electricity.

At 80 percent of the AMI, there are five studios with a monthly rent of $1,576 for incomes ranging from $58,115 to $85,440; 14 one-bedrooms with a monthly rent of $1,681 for incomes ranging from $62,400 to $96,080; and four two-bedrooms with a monthly rent of $2,002 for incomes ranging from $74,435 to $115,280.

At 130 percent of the AMI, there are three studios with a monthly rent of $2,200 for incomes ranging from $75,429 to $138,840; nine one-bedrooms with a monthly rent of $2,400 for incomes ranging from $82,286 to $156,130; and three two-bedrooms with a monthly rent of $2,850 for incomes ranging from $97,715 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 31, 2023.

    Who wants to rent an apartment? With this is affordable housing and affordable price. I thought that there are beautiful spaces on reasonably priced, so pay out of this progress plenty of usable area which is available for use according to source of income: Thanks.

  2. Hmmm, these AMI constantly rising up wards especially well off to do neighborhoods, i hope this is not the new atlantic ave mixed use zoning plan, when it comes to affordable housing

    • yes it is and it’s not affordable housing but income linked housing and I don’t see any low income housing here.

      • It is affordable for middle income folks who otherwise wouldn’t be able to afford something in an area like this. Sure 100-180k is a relatively high income but not enough to rent a 3br in an area like this.

          Where is the low income housing that we need
          421A is a NYS taxpayer subsidy for millionaire developers paid for by your taxes and mine.

          • You might not think that but 100k HHi is not that high in the city and those families are equally In a bad spot as there is no housing for them. Why should someone making 50k be entitled to a nice 2 or 3 br when someone making twice that cannot afford it? Quite frankly the whole system is broken but only supporting low income isn’t fair either.

  4. The requirements and incomes are too high to be accepted for a “Low income” apartment. There’s nothing affordable about that. Affordable housing is suppose to be for low & medium incomes, not just the rich . This is getting out of hand & will land people who are trying to be homeless or out on the NYC streets. Where are the apartments on the site for those who are working but income are less..???
