The affordable housing lottery has launched for 60th and Bay, an eight-story mixed-use building at 5920 Bay Parkway in Mapleton, Brooklyn. Designed by S. Wieder Architects, the structure yields 44 residences. Available on NYC Housing Connect are 14 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $54,858 to $198,250.
Amenities include a parking garage with electric vehicle charging stations, elevator access, bike storage, a live-in superintendent, package room, fitness center, lounge, and rooftop terrace. All units have floor-to-ceiling windows, washers and dryers, dishwashers, air conditioning, and stainless steel appliances. Tenants are responsible for electricity.
At 70 percent of the AMI, there is one studio with a monthly rent of $1,523 for incomes ranging from $54,858 to $79,100, and one two-bedroom with a monthly rent of $1,931 for incomes ranging from $72,858 to $106,750.
At 90 percent of the AMI, there is one one-bedroom with a monthly rent of $2,125 for incomes ranging from $76,698 to $114,390, and one two-bedroom with a monthly rent of $2,532 for incomes ranging from $93,463 to $137,250.
At 100 percent of the AMI, there is one two-bedroom with a monthly rent of $2,750 for incomes ranging from $100,938 to $152,500.
At 130 percent of the AMI, there are two studios with a monthly rent of $2,295 for incomes ranging from $81,326 to $146,900; three one-bedrooms with a monthly rent of $2,395 for incomes ranging from $85,955 to $165,230; and four two-bedrooms with a monthly rent of $2,750 for incomes ranging from $98,709 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 11, 2023.

I never liked the plain, flat attached townhouses (from the 1920s?) that you see in the photo, that characterize this neighborhood. They seem devoid of any charm. But if the neighborhood were to acquire a significant number of well designed modern apartment buildings on corner lots, the townhouses would make excellent midblock infill. Actually, the process is well underway.
