New permits have been filed for a six-story residential building at 107 Schaefer Street in Bushwick, Brooklyn. Located between Evergreen and Central Avenues, the lot is near the Wilson Avenue subway station, serviced by the L train. Eddie Nektalov under the 107 Schaefer LLC is listed as the owner behind the applications.
The proposed 54-foot-tall development will yield 8,915 square feet designated for residential space. The building will have 16 residences, most likely rentals based on the average unit scope of 557 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and eight enclosed parking spaces.
ARC Architecture + Design Studio is listed as the architect of record.
A previous filing from 2021 called for a six-story rental building designed by Yagudayev Architecture Studio and developed by Ben Sadykov.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Would rather see this set of wooden rowhouses restored to their original facades. They don’t look too far gone for such an undertaking.
I’m constantly surprised by the LACK of wooden facade restoration in Brooklyn. The aluminum siding dreck of the 60’s and 70s and the plastic siding dreck of the intervening years after have an amazing ability to “hang” on. Such a shame with all those charming clapboard and shingled rowhouses just waiting to be appreciated again.
Agreed. There are only isolated restorations here and there. Orient Avenue in East Williamsburg is the only place I have seen a critical mass of restorations that really creates a pleasing ensemble. These are very old buildings and some are compromised beyond repair. I’m afraid that as soon as one building midblock is torn down, the entire row can become structurally undermined.
